How does the fee differ by property type?
Management fees vary by property type and unit count. Single-family homes are 7–9%, condos are 6–8%, and multifamily (MFH) properties range from 4–10% depending on unit count — Multifamily 2–6 units is 7–10%, 7–12 units is 6–9%, 13–24 units is 4–7%, and 25+ units is 4–6%. What does the tenant placement fee cover?
Professional property marketing and listing across multiple platforms, applicant background and credit checks, income and employment verification, and complete lease preparation and execution.
Do you mark up maintenance or repair costs?
No. We charge $0 commission on all repairs and vendor costs. You pay exactly what the vendor charges — we never add a markup or take a cut from maintenance work.
Am I charged during vacancies?
